Frequently Asked Questions

We’ve put together answers to the most common questions and how it works when it comes to transactional funding for real estate investors, whether you are completing a wholesale deal, a double closing, or another type of investment transaction. If you have additional questions, contact us and we will be happy to help.

1. What Is Transactional Funding and Why Should You Use It?

Transactional funding is short-term capital that allows real estate investors to complete deals like double closings, wholesale transactions, and other short-term flips. Instead of using your own cash or relying on bank loans, we provide the funds for the first closing (A-to-B). Once the second closing (B-to-C) or resale occurs, the funds are repaid, and you keep the profit.

This makes it the fastest and safest way to close investment deals without tying up your own money or risking your capital.

2. How Transactional Funding Works for Double Closings and Wholesales

The process is straightforward:

  1. You secure a property under contract with a seller (A-to-B).
  2. You find an end buyer prepared to purchase at a higher price (B-to-C).
  3. We provide the funding for the initial purchase so you can close without delays.
  4. Once the resale closes, our funds are repaid directly out of the closing, and you walk away with the profit spread.

No credit checks, no lengthy approval process, just simple funding designed for investors.

3. Why Investors Choose Us for Transactional Funding

  • Fast closings with funds available in 24 to 48 hours.
  • Transparent pricing so you know exactly what the deal will cost.
  • Nationwide coverage with experience in working with attorneys and title companies across the U.S.
  • Investor-focused service since 2016, helping wholesalers, flippers, and investors close deals with confidence.

4. Do I Need My Own Money to Close?

No. We fund 100% of the purchase price and allowable closing costs on the A-to-B transaction. You do not need to bring your own capital to the table. This is why transactional funding is a favorite among wholesalers and investors who need quick, no-risk funding.

5. What Does Transactional Funding Cost?

Our fee is based on deal size, structured as either:

  • A small flat rate, or
  • A low percentage of the total funding amount.

Since most double closings and wholesale deals are completed the same day, fees remain minimal. You’ll always know the cost upfront so you can calculate your exact profit margin before closing.

6. How Fast Can Funding Be Provided?

We can fund deals in as little as 24 to 48 hours, provided that contracts and title work are ready. Wholesale and investment deals move quickly, and our speed ensures you never miss out on closing.

7. Are Credit Checks or Collateral Required?

No. Transactional funding is not based on your personal credit or collateral. The deal itself and your end buyer’s funds secure the transaction.

8. Do You Fund All Types of Investor Deals?

Yes. We provide transactional funding for:

  • Double closings
  • Wholesale deals
  • Short-term flips
  • Properties under contract that require same-day resales

As long as there is a confirmed end buyer and the transaction is legal in your state, we at KP Close can fund the deal.

9. What If My End Buyer Cancels?

A confirmed end buyer is required to release funding. If the buyer cancels, the transaction cannot proceed. To minimize risks, we can provide proof of funds letters and guidance upfront to strengthen your position with both sellers and buyers.

10. How to Apply for Transactional Funding

Submitting your deal is simple:

  • Send us your contract details.
  • We’ll review the transaction and confirm terms.
  • Proof of funds can be provided if requested.
  • We coordinate directly with your closing team to make sure both sides of the transaction close smoothly.

11. Am I Committed Once I Apply?

No. Applying for funding does not obligate you to move forward. If you decide not to close, there are no penalties or fees.
